Question:
How do I get a parking pass? How long can my guest have a pass?
Answer:
Contact the Resident Manager, Bruce Dusseault, via email or phone before 5:00 PM on the day the guest will need the pass. Provide the details for the pass including make, model and color of the car, dates of the pass, and the license plate number. Permits are issued on a first come basis for a period not to exceed 14 days.
Question:
My car has been towed away. Where has it been towed?
Answer:
It has been towed by Sniffens Auto Express. You can reach them at 478-5887 for the storage location.
Question:
Can I park my vehicle(s) in the visitor stall?
Answer:
No. Visitor stalls are reserved exclusively for the use of guests.
Question:
What are the pool, whirlpool, wading pool, and sauna hours?
Answer:
Daily 9:00 AM – 10:00 PM
Question:
Can I reserve the pool area for a party? How do I do that?
Answer:
The House Rules note that reservations for the pool may be made with the Resident Manager.
Question:
How can I get a copy of the House Rules?
Answer:
If you are an owner, you should have received a hard copy of the House Rules at your closing. Additionally, the House Rules are posted on the General Information page of this website under Resident Information.
Question:
How do I access the password restricted sections of the website?
Answer:
In order to access an "owners only" portion of the site, you will need to set up an account and select a password. If you have already set up your web account, enter your 3-digit project number, 6-digit account number and password. Then click “Login”

If you have never logged in before, click on the “New Login” bar and fill in all of the fields on the next page. Then click “Login”.

If you have no project number and/or no account number, call Certified at 836-0911 or email info@certifiedhawaii.com with your contact info and someone will get back to you.
Question:
Where can I get a copy of the Architectural Guidelines, Rules & Regulations?
Answer:
The Architectural Guidelines, Rules & Regulations are posted on the General Information page of this website under Resident Information.
Question:
Can I make modifications to components of my apartment?
Answer:
You may make modifications to the interior of your apartment (except for load-bearing walls, common pipes, electrical wiring, plumbing, etc.) without approval of the Association. However, ANY modifications to the exterior or to components clearly visible from outside of the apartment may NOT be done without prior authorization of the Board and/or the Association. The smart approach before starting modifications is to contact the Resident Manager and/or the Architectural Review Committee for additional information.
Question:
Who maintains the exterior surface of our front doors?
Answer:
Each homeowner is responsible for the maintenance of the front door. The front doors must be repainted with a matching dark stain and a clear coat of varnish or polyurethane. (TIP: Use marine spar varnish to help suppress future mildew growth.)
Question:
Who maintains and repairs/replaces our wooden decks?
Answer:
Homeowners are responsible for the maintenance and repair/replacement of their decks. An application to replace or do major repairs is necessary. The application is found in the Architectural Guidelines, Rules and Regulations and on this website.
Question:
Who maintains and repairs/replaces our concrete slab lanais?
Answer:
Homeowners are responsible for the maintenance and repair of their lanai. Unless a change was approved by the Board of Directors, all lanais should be a concrete surface. To apply for painting or a special surface, complete an Application for Architectural Review found in the Architectural Guidelines, Rules & Regulations and submit it to the Architectural Review Committee Chairperson.
Question:
How do I go about replacing windows, sliding glass doors, or the front door in my unit?
Answer:
Complete an Application for Architectural Review found in the Architectural Guidelines, Rules & Regulations or at the link below and submit it to the Architectural Review Committee Chairperson.
Question:
When will my Application for Architectural Review be reviewed?
Answer:
meeting time or dates, but convenes as applications are received. It is the job of the ARC to respond to your application with questions and suggestions. Once the application is completed and all questions answered, the chairperson of the ARC will present your application at the next regular meeting of the Board of Directors. You are invited to be present at this meeting.
DO NOT BEGIN WORK PRIOR TO RECEIVING WRITTEN APPROVAL FROM THE BOARD OF DIRECTORS.

Is it necessary to review the governing documents of my Association?
Answer:
Yes. The governing documents identify rules and information every resident must abide by as residents of the community.
Question:
Who governs Eden at Haiku Woods?
Answer:
Each of the 87 owners belongs to the Association of Apartment Owners (AOAO). A nine member Board of Directors is elected from this body of owners. All owners are eligible to stand for election to the Board of Directors and are encouraged to participate in their community. The Association’s annual meeting is customarily held on the last Tuesday in March. The Board of Directors meets on the last Tuesday of every month, except December. Other meetings may be scheduled according to need.

Who can I contact with questions about fees, copies of documents, automatic payments, etc.?
Answer:
Your Account Executive, Agnes Sykes, can provide information about the status of your fee payment, insurance coverage, provided by the Association, copies of the governing documents, and other administrative aspects. Her telephone number is 808-837-5229 or email at Agnes@CertifiedHawaii.com.
Question:
What are monthly maintenance fees?
Answer:
Monthly maintenance fees are a function of the percentage of common interest represented by your ownership of an apartment at Eden at Haiku Woods.
Question:
What does my maintenance fee cover?
Answer:
Monthly maintenance fees cover the your share of the annual operating budget and the annual capital reserve budget, which includes common area electricity, water, sewer, insurance, maintenance, cable, landscaping, management fees, etc. The fee is determined by the percentage of common interest by the ownership of your apartment.
Question:
What utilities do I pay for and which will the Association pay?
Answer:
You pay directly for the electrical service to your apartment. All cable, water and sewer fees are paid for from the maintenance fees that you pay monthly.
Question:
What kind of insurance coverage does Eden at Haiku Woods have? Does it cover the contents of my unit?
Answer:
The master policy covers the structures and anything permanently attached to them. It does not cover the contents of your unit. The Association provides Property Insurance, Comprehensive General/ Liability Insurance, Commercial Umbrella Insurance, Directors and Officers” Insurance, Fidelity Bond, Workers’ Compensation, and Temporary Disability insurance for employees of the Association. This insurance is provided through State Farm. The agent for the association is Larry Welsch. He can be contacted at 955-2628.
Question:
What kind of a policy do I need and what do I need to insure?
Answer:
Proof of an HO-6 policy is required annually of all owners. Certified Management maintains the records on each owner’s policy. You need to at least insure the contents of your apartment and the building deductible portion. In addition, liability insurance for any damage sustained to other units originating from your unit and for claims made by guests is usually part of the contract. If you are a tenant, you can get a renter’s policy. It is highly recommended that you contact an insurance agent to discuss and acquire proper coverage.
